Why is my Air Conditioning unit leaking water?
An air conditioner’s job is to remove heat and moisture from the air. Under normal conditions, this moisture (condensate) is drained away safely. A leak occurs when this process is interrupted. The most common causes include:
– Blocked Condensate Drains: Over time, dust, debris, and algae can build up in the narrow drainage pipes, causing water to back up and overflow the internal drain pan.
– Frozen Evaporator Coils: If your filters are dirty or refrigerant levels are low, the internal coils can freeze. When that ice eventually melts, it overwhelms the drainage system, leading to significant leaks.
– Faulty Condensate Pumps: Many units use a small pump to push water to an external drain. If this pump fails or loses power, the water has nowhere to go but down your wall.
– Damaged or Unlevel Drain Pans: In older units, metal pans can rust through, or plastic pans can crack. If the unit was installed incorrectly and isn’t level, the water will spill over the edge instead of flowing into the pipe.

It is now a legal requirement that the owner of an air conditioning system ensure leak checks are carried out at least once a year on any plant that contains more than 3 kg of refrigerant. You also need to keep a record of all leak checks to show that these have been carried out by an engineer who holds a current refrigerant F gas handling licence.
