Air Conditioning Water Leak Repairs

Commercial & Domestic

Is your air conditioning unit dripping water or pooling on the floor? Water leaks are the most common issue homeowners and businesses face with their AC systems. While a small drip might seem minor, it is often a sign of an underlying fault that can lead to property damage, mould growth, or complete system failure if left unaddressed.

At Mechcool, our F-Gas certified engineers specialise in fast, effective repairs for leaking air conditioning units across Horsham and the South East.

Why is my Air Conditioning unit leaking water?

An air conditioner’s job is to remove heat and moisture from the air. Under normal conditions, this moisture (condensate) is drained away safely. A leak occurs when this process is interrupted. The most common causes include:

Blocked Condensate Drains: Over time, dust, debris, and algae can build up in the narrow drainage pipes, causing water to back up and overflow the internal drain pan.

Frozen Evaporator Coils: If your filters are dirty or refrigerant levels are low, the internal coils can freeze. When that ice eventually melts, it overwhelms the drainage system, leading to significant leaks.

Faulty Condensate Pumps: Many units use a small pump to push water to an external drain. If this pump fails or loses power, the water has nowhere to go but down your wall.

Damaged or Unlevel Drain Pans: In older units, metal pans can rust through, or plastic pans can crack. If the unit was installed incorrectly and isn’t level, the water will spill over the edge instead of flowing into the pipe.

The Risks of Ignoring a Leak

A “sweating” or dripping unit is more than just a nuisance. Persistent moisture can lead to:

Property Damage: Stained ceilings, peeling wallpaper, and damaged flooring or office equipment.

Electrical Hazards: Water dripping into the unit’s internal electronics or nearby power sockets is a serious fire and safety risk.

Health Issues: Standing water inside a unit is a breeding ground for mould and bacteria, which are then blown into the air you breathe.

Identified the fault, agreed it could be mended rather than replaced, gave estimate and carried out all the works in accordance with the original quotation. Highly recommended.

We had a very old unit in our office it was hard to find a company that was not only interested in massive jobs we tried a few companies who were just so un helpful because we only needed one new unit this company made me feel as important as any other job they quoted fair and fitted the new system within the time limit requested they are going to service our system every 6 months as requested and I have no doubt they will deliver a great service.

How Mechcool Fixes the Problem

Energy-efficient systems

We don’t just mop up the water; we solve the root cause. Our repair process includes:

Prevention Advice: We provide guidance on how to avoid future leaks through simple maintenance.

System Diagnosis: We identify exactly why the water is escaping.

Drainage Clearance: Using professional tools to flush and sanitise the condensate lines.

Pump Testing: Ensuring your condensate pump is operational and reliable.

Understanding your legal responsibility

It is now a legal requirement that the owner of an air conditioning system ensure leak checks are carried out at least once a year on any plant that contains more than 3 kg of refrigerant. You also need to keep a record of all leak checks to show that these have been carried out by an engineer who holds a current refrigerant F gas handling licence. All Mechcool F gas clients are on our record system to ensure peace of mind.
